1. Similar to the guidelines of buying a new home, the first step should always be to write down a list of needs or goals to be met prior to doing anything. This will help both you and the seller to focus and come up with the appropriate strategies for selling.
2. Come up with an asking price, and make sure to take into account all factors that could affect your home or property’s value. Your real estate agent will be very helpful in this process, and will help you to come up with a price that will attract the most offers while still looking to fetch a fair profit off of the sale.
3. Advertise! Setting an asking price is useless without letting people know that your home is for sale. It is imperative that you prepare your house for tours and viewing—cleaning it up and performing general maintenance tasks will significantly improve your home’s appeal to potential buyers. The goal is to make your house look desirable to the average buyer. After the necessary preparations have been made, it’s time for you and your agent to let the world know that your house is for sale. Your agent will help to coordinate a successful advertising campaign to bring in the offers from potential buyers.
4. When receiving offers on your home, your real estate agent will help you to sort through the list to find the most suitable buyers for you. Negotiation processes will take place where the buyer and you will discuss various requirements to be met prior to the purchase. If both parties come to an agreement, a contract will be drafted outlining the obligations for both the buyer and seller, and will become legally binding.
5. When closing the deal, your agent will coordinate with the buyer and his or her agent in order during the process where both sides begin fulfilling their obligations prior to the sale being closed. Should negotiations continue to alter the contract, both parties will have to agree to the new contract for it to become legally binding once again. During this process is a good time to coordinate a move-out date, as well as dates to cancel any services your house may receive (electricity, cable, phone, etc.).
6. The deal will be officially closed once all of the paperwork has been signed, funds have been exchanged, and ownership is legally transferred over to the buyer. Your agent will be there to assist you through the process, as well as an attorney if need be. Once everything is done, you will have successfully sold your home!
